Adelaide Festival Plaza

BESTEC is playing an integral part in a $600 million makeover of the Adelaide Festival Plaza by providing a diverse range of engineering services towards a sustainable and technologically advanced redevelopment of the site.

The project commenced in July 2016 and includes a 16,000sqm public realm, plus commercial towers offering a 26-storey premium office complex and up to three levels of retail development. This will be supported by a five-storey underground car park consisting of 1500 spaces.

BESTEC is responsible for high-tech installations including automated lighting elements in various sequences and modes to encourage public interaction with the Plaza water feature. A high-performance double glazing window system will allow effective natural light filtration whilst also maintaining low solar/thermal energy transmission.

BESTEC’s other key contributions are set to include:

  • A fully automated, camera-based guidance system including licence plate recognition to control and manage traffic in the underground car park.
  • Substantial end-of-trip facilities incorporating 330 bicycle parks, 24 showers, 400 lockers and changing rooms.
  • A high-efficiency air conditioning plant incorporating low-temperature air handling systems with induction variable air volume to maximise occupant comfort at low levels of energy consumption.

Adelaide Convention Centre

Project value: $400 million

Avoiding disruptions to the Adelaide Convention Centre’s operations and neighbouring precincts was an important part of the brief for BESTEC’s involvement in the site’s $400 million extension.

With completion scheduled and on track for October 2017, the new-look Convention Centre includes an exhibition floor, ballroom, two rotating theatres/lecture halls (currently the world’s largest), two 1500-seat theatres and a 3000-seat theatre. A 6000sqm banquet hall was constructed over Adelaide Railway Station while maintaining full train traffic movement.

An integral part of this project was the relocation of the existing cooling towers to make way for the new exhibition, foyer and ballroom areas. Intricately detailed design of the underground pipework, control valves and pumps was required to avoid any interference with the air conditioning systems so that the building could continue to operate at full capacity during the relocation.

BESTEC conducted detailed co-ordination and analysis of building engineering services that had the potential to disrupt neighbouring precincts and met with multiple stakeholders to ensure minimal disruption during construction.

BESTEC’s other key contributions included:

  • Detailed modelling to ensure a high-performing, visually appealing and cost-effective building façade system.
  • Advanced fire engineering to determine the optimum locations and performance of the smoke hazard system.
  • Lift and escalator traffic analysis and modelling to rationalise the number, size and type of equipment and ensure optimum travel times.

Flinders Street Commercial Complex

Client: CBUS Property
Architect: JPE Design
Location: 50 Flinders Street, Adelaide
Project value: $100 million

CBUS Property engaged BESTEC to help make its venture into Adelaide with the $100 million redevelopment of an office tower in a highly prominent CBD location.

Completed in late 2015, the 16-level Flinders Street commercial complex comprises a 14,000sqm net lettable area including car parking on the first two levels and a retail area and lobby on the ground floor.

Energy efficiency was a key focus for BESTEC’s involvement with this project, and the results speak for themselves with the building receiving a 6 star Design and As-Built rating from the Green Building Council of Australia and achieving a 5.5 star NABERS energy rating for operational energy efficiency.

To help achieve this status as a world leader in sustainable design, BESTEC optimised the façade design and shading to maximise daylight and minimise solar penetration.

BESTEC’s other key contributions included:

  • An optimised building system for energy management incorporating features such as daylight sensors for artificial lighting and air-to-air heat recovery.
  • Diesel generation for the entire building to ensure a fuel-efficient and low-maintenance standby energy supply.
  • Convective air flow via passive chilled beam air conditioning and 100 per cent outside air ventilation.
